We offer property management that you can design to your own needs and requirements.
For your holiday rentals we offer everything from check-in to check- out, meet & greet, inventory checks, maid service, laundry service, booking services and much more.
We also provide management for long-term and winter rentals and regular maid service throughout the whole year.

PROPERTY MANAGEMENT SERVICES
The base of our property management is 'administration fee' and the rest of the services you can build up yourself.
You can add or remove services according to your needs and requirements for each booking or visit.
ADMINISTRATION FEE
The monthly management administration €30 fee includes key keeping, 24/7 contact for the owner at the location and detailed statement at the end of each month.
ADVERTISING OF THE PROPERTY
If you are not sure of how to advertise or promote your property on the booking websites, we are here for you! Thanks to our experience with all well-known hotel booking websites, such as booking.com, airbnb.com and tripadvisor.com, we will make your property stand out from the competition. Charging fee for each completed advertisement and setting up your property profile for online bookings is €150.
Advertising on our website is free of charge and if your property gets booked via our website channel, our commission fee from each booking will be 5% from the full booking price.
This service requires that the client will provide us with full property information and a folder with good quality pictures. Professional pictures can be provided by a professional photographer at extra charge.
Note: Taking care of booking is not part of this services.
TAKING CARE OF THE BOOKINGS
We can also take care of your property holiday bookings for €30 fee for each booking. We can communicate with your guests all information regarding their arrival, check-in, stay and check-out. The part of this service is 24/7 contact for the guests in the location and regular adjustment of online booking prices of your property (if the property is advertised by us) to maximize your profit and property occupancy.
MEET&GREET AT THE PROPERTY DURING CHECK-IN
If you wish to have 'meet&greet' at the property during your guests check-in, it is possible during and outside our office hours.
Meet and greet fee starts at €30 per booking. Taking care of booking is not part of this service.
KEY COLLECTION AT THE PROPERTY DURING CHECK-OUT
If you wish to have a key collected at the property during your guests check-out, it is possible only during our office hours for €30.
EXTRA VISITS OR CALL OUTS
(non-emergency/emergency situation or receiving delivery for you)
We can also supervise and check on all maintenance work commissioned by you or receive delivery for you. Please contact us for more details about this service.
CLEANING SERVICE

REGULAR CLEANING is charged €15 per hour - included in the price is daily or weekly regular cleaning - such as dusting off, sweeping or vacuuming of floors, cleaning of bathrooms, cleaning of kitchen counters, cleaning of floors etc. We can also offer fixed pricing of cleaning and laundry service for different sized properties. Cleaning products are included in the price.

IRREGULAR CLEANING is charged €18 per hour - includes occasional manual deep cleaning of heavy stained surfaces of properties that have been neglected for a while. This can include greasy kitchen tiles/oven/hob, calcium stained bathroom, insides of cabinets, cleaning of windows, cleaning of outside furniture etc. Example: pre-season or after-season cleaning, or cleaning after longer bookings. Cleaning products are included in the price.

STEAM CLEANING is charged €20 per hour - steam cleaning of floors, tiles, windows, stainless steel and other surfaces.
The beauty of steam cleaning is that it effectively trades chemicals for heat without sacrificing strength of cleaning.

LAUNDRY SERVICE is charged €4 per kilogram of laundry - included in price is washing, drying, ironing and folding.
The weight of laundry is counted by the size of the washing machine. (Typical weight of the laundry from double bed + set of towels is 8-10kg.) Washing products are included in the price.
FITTING OF ALOJAMENTO LOCAL EQUIPMENT
Have you obtained your local holiday rental license, but need to equip your property with the safety equipment to comply with all the emergency requirements? We can take that responsibility off your shoulders, obtain and fit all the safety equipment for your 'alojamento local' for you.
The charge for this service depends on the size of the property and the price of this service starts at €80. Cost of the equipment is covered by the client.
LONG-TERM RENTAL MANAGEMENT
We can assist you with your long-term rentals, so any rental that is 1 month long or longer. We will help you with finding tenants suitable for your property, take care of the viewings, prepare tenancy agreement and take care of tenants during their rental period.
Monthly commission for this service is 10% from monthly rental price during the whole rental period.
Prices are not including VAT 23% and they are valid for 2025.
